The article covers the OrangeTee second quarterly report on HDB Resale Trends. Citing that the average prices of 5-room flats had risen the most by 1.9% in Q2 2023 compared to Q1 2023. Next, were the prices of executive flats that were raised by 1.7%, from $813,350 to $827,549. Subsequently, 4-room flats that were raised by 1.3, from $571,995 to $579,708.


For estates, Geylang had the largest price growth of 18.7%, followed by the Central Area at 8.6%, Bedok at 4.35% and Tampines at 4.1%. The report also highlights three towns - Sengkang, Jurong West and Bukit Panjang - are on the cusp of reaching million-dollar flat status as data has shown transaction past $900,000 within the year.


In summary, the outlook for the rest of the year was that demand for HDB flats may be diverted to the Build-To-Order(BTO) market as a result of several new flats launches coming in the second half of the year.
