1. Berlayar Residences
These will be the first BTO flats released in the Greater Southern Waterfront and we expect demand to be high. The BTO site along Telok Blangah Road will feature around 880 units, consisting of 2-room flexi, 3-room and 4-room flats. It is within walking distance to the Telok Blangah and Labrador MRT stations. Residents can conveniently reach Harbourfront Centre and VivoCity by car or public transport. There are several parks nearby, such as Labrador Nature Park and Mont Faber Park. The project is also close to the West Coast Expressway, which will greatly enhance the convenience of those working in Jurong industrial estate and Clementi New Town.
Previously, Singaporeans intending to reside in the area would have to purchase resale condominiums, which may price out the middle-income Singaporeans. For instance, according to URA Realis data, units in Reflections at Keppel Bay were transacted at a median price of S$1,717 psf in the first nine months of this year, translating to approximately S$1.6 million for a 926-sq-ft unit, which is around the size of a 4-room PLH model flat. Similarly, subsale units at The Reef at King's Dock were transacted at a median price of S$2,541 psf in the same period, which would translate to around S$2.4 million for a similar-sized unit.
2. Redhill Peaks
This project is located along Jalan Bukit Merah and Redhill Close, which is a short walk to Redhill MRT station and Bukit Merah Town Centre. The vicinity provides a myriad of amenities including hawker centres, community clubs, bus interchange and sports centre. This project offers around 1,021 units, consisting of 2-room flexi and 4-room flats, and the unit mix will appeal to singles, couples and growing families.
We anticipate many young families applying here as the project is close to Alexandra Hill Primary School, Gan Eng Seng Primary School and Zhangde Primary School. Flats in Bukit Merah typically sees strong demand with high application rates observed in previous BTO launches.
3. Bishan Terraces
The site located along Bishan Street 12 is a short walk from the town centre and Bishan MRT station. The project offers around 538 units, comprising 2-room flexi, 3-room, and 4-room flats. The site is in proximity to many reputable schools, including Raffles Institution, Raffles Girls’ School and Catholic High School. Bishan town centre will be turned into a new sub-regional centre with more office spaces that will match the scale of Paya Lebar Central. Many couples may be keen to apply for this project, especially if they plan to work in the new offices in the future Bishan sub-regional centre.
4. Mount Pleasant Crest
Mount Pleasant Crest is the first BTO project to be launched in the new Mount Pleasant housing estate. The project is likely to be popular as it is situated next to the upcoming Mount Pleasant MRT station. The project featuring around 1,348 units offers a mix of 2-room flexi to 4-room flats.
It will cater to a wide range of household profiles. Applicants will also have the option to choose a “white flat” layout, which is an open concept design that allows homeowners the flexibility to customise their living spaces.
This is the second BTO project to offer the “white flat” layout. The first project was Crawford Heights featuring around 1,348 units and offers a mix of 2-room flexi to 4-room flats which saw healthy take up in October 2024.
This project is close to many reputable schools like Raffles Girls’ School, Raffles Institution, CHIJ Primary and Secondary schools and SJI International School which may attract strong interest from families. While the surrounding area is relatively quiet due to ongoing construction, several proposed developments, such as new health and medical care centres, eateries and shops, are anticipated to drive future growth and enhance the area's vibrancy.
