The October BTO sales launch will be keenly watched, as it marks the inaugural launch of new flats in the newly transformed areas, such as the Greater Southern Waterfront and Mount Pleasant. Moreover, a few large sites have many units available. Applicants will have a higher chance of success in the ballot process. A few projects are observed to have integrated facilities, such as pre-schools, which will be highly attractive to families with young children.
Projects that are expected to be popular include the two in Bukit Merah, along with one each in Toa Payoh and Bishan.
1. Bukit Merah (Telok Blangah Road) – This project may be the most sought-after due to a shortage of affordable housing in the area. Previously, Singaporeans intending to reside in the area would have to purchase resale condominiums, which may price out the middle-income Singaporeans. For instance, units in Reflections at Keppel Bay were transacted at a median price of S$1,725 psf in 1H 2025, translating to around S$1.6 million for a 926-sq-ft unit, around the size of a 4-room PLH model flat. Similarly, a subsale unit at The Reef at King's Dock was transacted at a median price of S$2,637 psf in the same period, which translated to around S$2.4 million for a similar-sized unit.
The new BTO flats are in proximity to the city centre and are within walking distance to both Labrador Park and Telok Blangah MRT stations. There are several parks nearby, such as Labrador Nature Park and Mount Faber Park. Vivocity and Harbourfront are a short drive away.
2. Bishan - The site is near the town centre and Bishan MRT station. The project is also located in proximity to many reputable schools, including Raffles Institution and Catholic High School. Bishan town centre will be turned into a new sub-regional centre with more office spaces that will match the scale of Paya Lebar Central. Many couples may be keen to apply for this project, especially if they plan to work in the new offices in the Bishan sub-regional centre.
3. Toa Payoh – This is the first project to be launched in the new Mount Pleasant housing estate. The project is likely to be popular as it is situated next to the upcoming Mount Pleasant MRT station. The project is also close to many reputable schools – including Raffles Girls’ School, Raffles Institution, CHIJ Primary and Secondary schools and SJI International Schools – which may attract strong interest from families.
While the surrounding area is relatively quiet, several proposed developments like new health and medical care centres, eateries, shops, etc, are expected to drive future growth and vibrancy in the area. There are also more than 500 2-room flexi flats available, which may attract single applicants.
4. Bukit Merah (Jalan Bukit Merah) – The site is within walking distance to both Redhill MRT station and Bukit Merah Town Centre. The project is near Gan Eng Seng Primary School and Zhangde Primary School, which will be attractive to many young families who wish to enrol their children in these schools. There are also plenty of amenities nearby including hawker centres, community clubs, bus interchange and sports centre.
Other projects:
5. Yishun (Bah Soon Pah Road) – This site will likely be more popular than the other Yishun projects, as it is within walking distance to Khatib MRT station and offer 5-room flats. It is also close to Peiying Primary School and Naval Primary Secondary School, which may attract some families with school-going children.
6. Yishun (Yishun Ring Road/Yishun Street 31) – The site is close to Khatib Bongsu Park Connector, with a few schools in the vicinity. Junction Nine is within walking distance. Demand will likely be moderate.
7. Bedok - The site is not close to key amenities or an MRT station and is located beside nursing homes and a temple. However, the availability of larger flat types, such as 5-room and 3-Gen units, may appeal to bigger or multi-generational families. Overall demand may be slightly muted.
8. Jurong East – The site is not close to key amenities or an MRT station. However, it will be within walking distance to the future Pandan Reservoir MRT station, which is currently under construction. Moreover, some of the future BTO flats may enjoy reservoir views. Overall demand may be modest.
9. Sengkang - The site is located along Fernvale Street and within walking distance to Kupang LRT station. With proximity to schools, community facilities, and parks, this site is expected to draw strong demand from young families seeking a well-integrated living environment.
10. Ang Mo Kio - The site is not close to key amenities or an MRT station. Demand for the project may be modest.
