The Urban Redevelopment Authority has just launched the tender for a site at Chuan Grove under the 1H2025 Government Land Sales (GLS) programme. The plot can yield approximately 505 units, and the tender will close on 4 September 2025.
The location is ideally situated just a short walk from Lorong Chuan MRT on the Circle Line, ensuring excellent connectivity for future residents. There are many educational institutions nearby, including four primary schools within a 1 km radius, such as CHIJ Our Lady of Good Counsel, Kuo Chuan Presbyterian Primary School, St. Gabriel’s Primary School, and Yangzheng Primary School. This close proximity to schools will likely appeal to families with school-going children.
The Australian International School is within walking distance. This will present good rental income opportunities for investors. Furthermore, the NTP+ mall is located right next to the site, offering various dining and retail amenities for residents.
This is the second site in the Lorong Chuan area to be released on the GLS programme in recent years since the adjacent site was launched for tender in December 2024. The earlier site will yield an estimated 555 units, and the tender for that will close in July 2025. The lack of new housing options in the vicinity has led to keen pent-up demand for new homes, evident from the excellent launch of Chuan Park. On its launch weekend, 76 per cent of the 916 total units at Chuan Park were sold. With only 168 units left as of March 2025 based on URA monthly developers sale data, there will be limited new housing options, which may translate to higher demand for future private land sites.
Given that there is a large catchment of potential HDB upgraders from the nearby areas of Serangoon, Bishan, and Ang Mo Kio, developers may be enticed to bid for land here. Moreover, there is a large number of landed homes in Serangoon Gardens and Lorong Chuan. Therefore, there could be demand from landed home downgraders in the vicinity who are looking to right-size their property.
We expect between 3 to 6 bidders for this site, at a highest bid price of S$1,100 to S$1,200 psf ppr.
