Launch of land tender at Dunman Road
FOR IMMEDIATE RELEASE
Singapore, 14 March 2022 - The Urban Redevelopment Authority (URA) has just launched the tender for a land parcel at Dunman Road. With an estimated land area of 25,234.3 sqm, the site can yield an estimated 1,040 units. The tender will close at 12 noon on 2 June 2022.
This site will be attractive to buyers for its good location, ample amenities, popular schools, and leisure options.
Located next to Geylang River, the site is well connected via private and public transport nodes. KPE and Nicoll Highway are close by, while the Dakota MRT Station along the Circle Line is within walking distance. Residents will reach the CBD within a few MRT stops and travel to the other parts of the island via the East-West MRT Line through the Paya Lebar interchange, which is just one MRT stop away.
The future development is likely to be popular among families as the plot is near many schools, such as Broadrick Secondary School, Chung Cheng High School (Main), Kong Hwa School, Tanjong Katong Girls School and Tanjong Katong Secondary School.
The site is also close to ample amenities. Old Airport Road Food Centre and shopping malls like Paya Lebar Quarter, Singpost Centre, and Kallang Wave Mall are a stone’s throw away. For those looking for outdoor activities, the site is located next to the park connector along Geylang River, which provides direct access to Marina Barrage and Gardens by the Bay.

'Since it is a large site involving a high price quantum, we may expect more joint ventures in this bidding exercise. We anticipate between four to seven bidders. The top bid could range between S$1,250 and S$1,350 psf ppr, translating to an overall bid of S$1.188 billion to S$1.284 billion. The potential selling price of the future development could range between S$2,300 to S$2,400 psf.'
