1. Highest number of applicants for Bukit Merah BTO flats

Looking at the application results for Bukit Merah town’s 3-room and bigger BTO flats, which include Berlayar Residences (Prime) and Redhill Peaks (Prime),  the 4-room flats drew 5,111 applicants – the highest across all flat types and towns in this sales exercise.  This strong demand came despite higher prices compared to other projects and the higher clawback rates for Prime flats. 

 

The results were within expectations, as we had previously anticipated these projects would be the most popular during this sales exercise. 

 

For Berlayar Residences, buyers may be eager to gain the first-mover advantage of owning the first HDB flats in the area. Moreover, there are not many resale flat options available, and if they were to purchase a private condominium, it would likely cost more than S$2 million. Both projects are also conveniently located within walking distance to the MRT station, making the projects very accessible to residents.




2. Yishun Chencharu attracted many buyers despite being a new area

The 2-room flexi flats had the second-highest number of applicants, with high take-up rate from first-timer singles. It also attracted more than 1,400 applicants for the 3-room and bigger flats. The strong demand could be due to the excellent location – close proximity to schools and within walking distance to the MRT station. The project also has a short waiting time and five-year MOP. This means that the buyers could potentially collect the keys earlier and exit the market faster when compared to other homeowners who purchased Prime and Plus flats. Furthermore, there are many 5-room flats available, which means that applicants will have a better chance of successfully balloting a unit.


3. High number of first-timer singles 

There are many first-timer singles who applied for the BTO flats. The application rates at Bedok, Bishan and Jurong East exceeded 14, which is considered high. This trend indicates that many single applicants are eager to purchase a new flat, despite the longer MOP period, higher subsidy clawback rates and more stringent resale criteria – also indicating their commitment to long-term home ownership, rather than viewing well-located flats purely for investment.

 

Moreover, the trend suggests a genuine market need for affordable flats for singles. Previously, many singles could only purchase resale flats or private homes, which tend to be pricier. Therefore,  the improved availability of BTO flats for singles is beneficial, as it helps to provide affordable housing for more people.  



4. Demand for community care apartments is low

The application rate for community care apartment is less than 1, which is lower than some previous projects. Some applicants may have preferred 2-room flexi BTO flats in other BTO projects.  For instance, the completion time for 2-room flexi flats in Yishun Chencharu is one month shorter and priced lower.  Moreover , this BTO launch has rolled out a new scheme that gives families who jointly apply for two flats within the same project higher priority, which may have influenced some applicants’ choices.
