Vela Bay
The healthy response at Vela Bay is unsurprising, given the strong attributes of the project. The site boasts sea-views for over 70 per cent of units here, with Bayshore MRT Station on the Thomson-East Coast Line nearby and East Coast Park within close proximity.

Buyers are also attracted to the strong potential of the upcoming Bayshore precinct, where it is envisioned to be a car-lite neighbourhood, with new amenities introduced over time. The site is also near various schools, appealing to families with school-going children. Interest was also supported by right-sizers, who were looking for more appropriate homes.

Notably, pent-up demand for homes in the Bayshore area may have contributed to the strong sales. The last GLS site introduced near Vela Bay was awarded in 1997, now the project Costa Del Sol. Further away, Seaside Residences was awarded in 2016 and launched for sale in 2017. Limited new homes introduced in the area could have spurred interest in Vela Bay.

Limited new private residential projects are planned for in the upcoming Bayshore precinct. With only approximately 3,000 private residential units in this area, the low supply of new homes may have driven the strong demand. A larger integrated site was just launched for tender by URA in March 2026, which can yield approximately 1,280 private homes. With no other sites announced, we do not expect more developments to be launched for sale in the near future.


Tengah Garden Residences
Demand for the project here was strong, with the site’s location highly attractive to potential buyers. Tengah Garden Residences is directly connected to the upcoming Hong Kah MRT station on the Jurong Region Line, and will also have retail space of approximately 3,000 sqm, bringing added convenience to residents. As the first private residential project in Tengah apart from Executive Condominiums, buyers may have jumped on the opportunity to stay in this project, especially as Tengah continues developing further with more amenities.

Tengah Garden Residences is also situated close to a few schools, which appealed to families with school-going children. Being situated near the upcoming Jurong Lake District also boosted sales. 

Buying demand was supported by HDB upgraders. The price quantum of units at the Tengah Garden Residences remains within the sweet spot of HDB upgraders, with prices of most units falling within S$2.5 million. With around 7,500 4-room and 5-room flats reaching MOP between 2022 and 2026 from nearby towns like Bukit Batok and Bukit Panjang, many buyers could have been HDB upgraders from these towns.

With limited new private home launches in the Western region this year, many buyers could have seized the opportunity to buy this project which is in a highly-convenient, up-and-coming new town.
