The Housing & Development Board (HDB) has just launched the June 2026 Build-To-Order (BTO) sales exercise. This is the second BTO launch of the year, featuring seven new projects comprising 6,952 flats across five different towns in Bishan, Bukit Merah, Ang Mo Kio, Sembawang and Woodlands.  

Against this backdrop, when further combined with 9,012 flats (inclusive of BTO and SBF flats) released in February 2026, the market will see 15,964 flats released for sale this year.
 
Demand for the BTO flats is expected to remain robust, on the back that the BTO market is typically less impacted by broader macroeconomic volatility, barring any major crisis that might lead to massive job losses – which is not currently on the horizon.
 
The ongoing launch of new flats, especially in prime locations or near MRT stations, will continue to intensify competition among buyers in the resale market, which may help to stabilise resale price growth.

Popular projects

1. Bishan (Lakeview Cascadia)

Demand is expected to be high, as there is a limited supply of new flats in Bishan and it is traditionally a popular housing estate among young couples. Given that the new flats are within walking distance of an MRT station and are close to a few top schools, the project will be a huge draw for families with school-going children prioritising convenience.

Notably, the significant number of 2-room flats offered will also attract singles working in the nearby industrial estate or the upcoming sub-regional centre in Bishan.

If buyers were to purchase a resale flat in the vicinity, they would need to pay a much higher price. Based on Jan-May 2026 HDB resale data from data.gov.sg, a 4-room resale flat that is between 10 years old but below 20 years costs around S$1.25 million in Bishan, S$990,000 in Toa Payoh and S$959,000 in Ang Mo Kio. Furthermore, older resale flats in Bishan that are above 40 years are transacting around S$765,000.

2. Bukit Merah (Berlayer Rise)

This is the second BTO project to be launched in the Greater Southern Waterfront estate and is expected to draw keen interest. The previous exercise saw 5,521 applicants for 1,078 4-room flats with a 3.1 application rate for first-timers and 23.8 for second-timers. For 2-room flats which singles are eligible to apply for, 2,927 applicants were vying for 737 units at Berlayar Residences/Redhill Peaks, with 7.4 first-timer singles applying for each allocated unit. Unsuccessful applicants may try to apply for this project again.

We expect the application levels for this project to be high, as the scarcity of land in this area is a known fact among buyers especially for seafronting units.

The project is right in front of the Telok Blangah MRT station, and there are many planned amenities surrounding this project, such as dining options, a supermarket, retail shops, and a preschool, which would offer a high level of convenience for future residents. The excellent location and the generous allocation of 2-room flats available is likely to be a major draw for single applicants.

3. Ang Mo Kio (Kebun Baru Breeze and Kebun Baru Ridge)

One site is located beside the condominium The Panorama, while the other sits near Bishan-Ang Mo Kio Park. New flat supply in this area has been limited, and the sites’ proximity to CHIJ St. Nicholas Primary School is likely to appeal to families with school-going children who may be keen to enrol in the school. Both sites also offer convenient accessibility, within walking distance to the Mayflower MRT station. The BTO project near The Panorama is also a shorter waiting time project, which may further boost its appeal. Therefore, we expect demand to be quite strong for these two sites.

Less popular sites

4. Sembawang (Sembawang Portico and Sembawang Brook)
Since approximately 2,000 flats have been launched in the area in this exercise, including a sizeable batch in the February 2026 BTO sales exercise, demand for the flats this time round may naturally be softer.

However, the shorter waiting times for completion will be a major pull for buyers, particularly for couples who need a home sooner. The greenery, nature and walks by the canal beside the BTO flats will also be valued by buyers seeking a tranquil near-to-nature living environment.

5. Woodlands(Woodgrove Acres)
Demand is expected to be moderate, largely due to the substantial number of BTO units rolled out in Woodlands since 2025. The presence of a few schools in the vicinity could still appeal to a specific buyer segment, such as families who are prioritising cross-border accessibility and hence, comfortable staying near the Woodlands which is close to Malaysia.
