The Urban Redevelopment Authority has closed the land tender for a site at Tanjong Rhu Road under the 2H 2025 Government Land Sales (GLS) programme. The site can yield approximately 525 units.

 

There were five bids received for this plot, which was within our expectations. The highest bid was from CDL Constellation Pte. Ltd. and Bedrock Ventures Pte. Ltd.at a bid price of S$709,252,000 or around S$1,455 psf ppr. The highest bid price was also above our initial expectations, and is around 2.5 per cent higher than the next highest bid from Sunway MCL (Edge) Pte. Ltd. and AFP Land Pte. Ltd. 

 

Healthy participation in this land tender exercise was not surprising. This is the first land parcel released for sale in this area in almost 30 years, as the most recent GLS site in the Tanjong Rhu area was awarded in 1997 and developed as the project Water Place.

 

The site boasts excellent connectivity and access to amenities, being situated near Kallang Wave Mall and Tanjong Rhu MRT station. With East Coast Park nearby, the future development here may enjoy sea and greenery views, in addition to potential cityscape views. The nearby Tanjong Rhu BTOs will also offer greater convenience to future residents, as more eateries, restaurants, shops, preschools, and a supermarket are introduced within the new housing estate. These BTOs were oversubscribed when they were launched, indicating keen demand for homes in the area. In the most recent BTO launch at Tanjong Rhu Parc Front in February 2025, there were 2,658 applicants for 464 4-room flats, resulting in approximately 5.7 applicants per flat. Moreover, the area is also set to become more vibrant, as the area further develops with the launch of the Founder’s Memorial, the shifting of the Sports School to Kallang, and other initiatives under the Kallang Alive precinct.

 

The future project here will be an exciting one to watch. There may be pent-up demand for homes in this location as only one project, Arina East Residences, was launched recently in the Tanjong Rhu area. Low existing available stock in the wider D15 area may also boost potential buying demand for this project here. Many D15 new launches have generally sold out a significant portion of their inventory, with some projects such as Tembusu Grand and Emerald of Katong having as few as 11 and 3 units left for sale respectively as of December 2025’s URA monthly developer sales data. 

 

Homeowners staying in the nearby landed properties and looking to right-size their homes, may be interested in the future development here. Notably, older existing properties in the Tanjong Rhu area may come with bigger floorplates, which also translates to higher overall price quantums. Therefore, the timely introduction of a new project here with more efficient layouts and pricing, may be enticing to buyers looking for a new home.
