The Urban Redevelopment Authority has just launched the land
tender for a site at Bedok Rise under the Confirmed List of the 2H2025
Government Land Sales (GLS) programme. The site can yield approximately 380
units, and the tender for this site will close on 27 November 2025.
The site
is well-located, just across from Tanah Merah MRT station which will boost
connectivity for future residents. The site is also close to major employment
hubs such as Changi Airport and Changi Business Park, which may draw attention
from investors who wish to rent out units here for income. Residents will be
served by the shops at the upcoming commercial space in Sceneca Square, which
is part of the mixed development Sceneca Residence. The site is also near
various schools, including Anglican High School, Bedok View Secondary School,
Bedok South Secondary School, and Temasek Primary School, which would likely
make the future project here popular with families.
It has
been some time since the last GLS site was released in the near vicinity. The
nearest land parcel was the site at Tanah Merah Kechil Link, just across the
road from this Bedok Rise plot, that was awarded in November 2020 at a land
rate of S$930 psf ppr. That site is now the project Sceneca Residence, which
has limited remaining units available. 15 bids were submitted for that land
parcel, indicating strong interest in that parcel. More recently, a site at
Bayshore Road was awarded at a land rate of S$1,388 psf ppr in March 2025. The
site was also keenly contested with eight bids submitted. With limited unsold
new homes available in the Tanah Merah area, there could be healthy demand for
new private homes which may draw keen interest from developers to bid for this
land. Moreover, overall median prices psf for private non-landed homes in D16
has appreciated over the years, growing by 45.3 per cent from S$1,126 psf in
2020 to S$1,636 in the first eight months of 2025. This may appeal to
homebuyers looking for assets that have good growth potential.
Given the
excellent location of the land parcel, we expect between four and seven bids in
this tender exercise at an estimated highest land rate of S$1,200 to S$1,300
psf ppr.
