The Urban Redevelopment Authority has launched the land tender for a site at Holland Plain under the Confirmed List of the 1H2026 Government Land Sales (GLS) programme. This site can yield around 280 units.

This site will be the second of eight land parcels to be sold in the upcoming Holland Plain neighbourhood. The first parcel was awarded to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd at a land rate of S$1,432 psf ppr. 

This parcel offers unique attributes that will likely attract future residents seeking a serene, tranquil living environment. Conveniently located next to the new community plan, it will be in proximity to Holland Green Linear Park and the Rail Corridor, providing easy access to green spaces. The area is predominantly low-density, with landed buildings and Good Class Bungalows, potentially offering future residents good views of the surroundings.

According to the Master Plan 2025, the future King Albert Park station on the Cross Island Line will be about a 10-minute walk from this site. The site is also within 1km of Methodist Girls’ School and close to other schools such as Raffles Girls’ Primary School, Nanyang Girls’ High School, Henry Park Primary School, National Junior College, Pei Hwa Presbyterian Primary School, Hwa Chong Institution, and Ngee Ann Polytechnic, which will be attractive to buyers with school-going children. 

The strong sales at various launches in the CCR indicate a strong buying interest for homes in the prime areas. This may spur developers to seek for more land to be used for development in this region.

Since the other land parcels in the new Holland Plain precinct are not scheduled for sale on both the Confirmed or Reserve List in the first half of the 2026 GLS programme, developers face less pressure from competitors while the market may have sufficient time to absorb the supply in the area.

2 to 5 bids are expected for this site, with an estimated highest bid between S$1,350 psf ppr to S$1,450 psf ppr.
