1. Bedok 1 and 2 (Expected to be Plus)
This is the third batch of BTO flats being released in the Bayshore precinct. 2,500 new flats will be released in this BTO exercise, with almost half being 2-room flexi flats. We expect demand to be very strong especially among singles, since they will enjoy higher chances of success with the big supply of small flats in this project. Many singles will also like to stay here due to the convenience of living beside an MRT station that will allow residents to reach the CBD and Orchard Road area within a short time. They will also enjoy sporting and beach activities at the East Coast Park. Some may also want to stay near their parents who may be residing in the landed properties or condominiums in the East. The expected launch price could be close to Ping Yi Court that was launched in October 2025 with 2-room flats probably starting from S$210,000, 3-room flats starting from about $360,000 and 4-room flats starting from close to $500,000.
2. Geylang (Expected to be Plus)
The site is within walking distance of Mattar MRT station and close to a host of amenities like Circuit Road Hawker Centre, Macpherson Community Centre and future holding site for Maris Stella High School. It has been a while since new flats were offered in the Geylang planning area, with a relatively low number of flats launched during the previous two BTO exercises. Therefore, there should be pent-up demand for these new flats and the number of applicants may be healthy for these new flats. The last project launch was Merpati Alcove in October 2024 where 433 Standard flats were offered. Prior to this was Dakota Crest in February 2022 where 443 units were offered and MacPherson Weave in May 2021 where 1,382 units were put up for sale. Prices of the flats in the upcoming project could be similar or slightly higher than Merpati Alcove, where 4-room flat prices could start from $550,000.
4. Tengah (Expected to be Standard)
It has been around three years since the last BTO project was launched in Tengah. The last project launch in October 2023, with 1,010 units offered for Plantation Edge I & II. Prior to this launch were Parc Meadow @ Tengah and Plantation Verge which were released in May 2023, with 1,985 units and 971 units, respectively. However, the site may not be as popular as there is a large supply of flats in the area released for sales since 2018, and it may be challenging for homeowners to sell their flats upon the completion of the MOP period. Nevertheless, the site is close to several upcoming healthcare amenities like Jurong Polyclinic, and the Jurong Region Line (JRL). It is also of close proximity to parks and several schools within Tengah and the nearby Jurong West vicinity, which may interest young families.
5. Toa Payoh (Expected to be Prime)
This site is likely to be one of the most popular projects in this BTO sales exercise. Situated right next to Caldecott MRT station, the new BTO flats are close to schools like CHIJ and ample amenities in Toa Payoh. It also enjoys greenery from neighbourhood parks, sports and community events at the upcoming mega hub, the Toa Payoh Integrated Development, that will feature a state-of-the-art Sports Centre. BTO projects in Toa Payoh had traditionally been popular due to the proximity to the city centre and Orchard Road. Previous projects, such as Kim Keat Heights, launched in May 2022, received almost 1,800 applications for the 165 4-room flats, yielding an overall application rate of 10.9, which is considered very high. The Toa Payoh Ascent launched in July last year also received almost 4,000 applicants for its 468 4-room flats, yielding an overall application rate of about 8.5. Therefore, we anticipate that the application rate could be high for this new BTO project, especially for the 2-room flexi flats.
6. Yishun (Expected to be Standard)
This site may be quite popular among Singaporeans who enjoy greenery and water activities. It is within walking distance to Khatib MRT station and several amenities in Yishun, including the HomeTeam NS Khatib and Khatib-Bongsu Park Connector. Families are also set to benefit from the close proximity to schools like Peiying Primary School, Naval Base Primary School, Chung Cheng High School (Yishun). Residents can enjoy evening walks by the Lower Seletar Reservoir Park while high-floor units can overlook water views at the Lower Seletar Reservoir. The site is also beside the Yishun Sport Centre. The last project launch was Yishun Glade in October 2025. In future, residents can also enjoy amenities from the rapidly developing Chencharu precinct.
