The Urban Redevelopment Authority has just launched the tender for a site at Lorong Puntong. The site can yield approximately 140 units, and the tender will close on 15 September 2026.

The site is just next to Ai Tong School, which may make it popular with families. It is also a short walk away from Bright Hill MRT station on the Thomson-East Coast Line, making it highly convenient to travel to other parts of Singapore. Bright Hill MRT station will also become an interchange on the upcoming Cross Island Line, increasing residents’ connectivity. Future residents may also enjoy unblocked views as the site is located near a landed housing enclave.

There has been a relative dearth in supply in Bishan. The only new launch in the vicinity in recent years was Artisan 8, which launched in 2025. Prior to that, the next most recent new launch in Bishan was Jadescape in 2018, which has since been completed and is experiencing healthy capital appreciation and resale transaction volume. Hence, there may be some pent-up demand for private homes in the area. Only one other project, Thomson Reserve, is slated for launch soon, which is the redevelopment of Thomson View Condominium. With limited supply in the area, there may be strong interest in the plot here, boosted by the affordable price quantum of the site.

We expect four to seven bids, at a highest bid price of S$1,400 to S$1,500 psf ppr.
