Overview
  • HDB will be offering 4,300 BTO flats and another 5,000 SBF flats in this sales exercise. Most BTO projects are in attractive locations such as Bishan and Tampines (project near Upper Changi Road). The 5-room flats offered in Tampines will be especially popular, as it is a mature estate and new 5-room flats have been scarce.

  • The Bishan BTO flats and Tampines project near Upper Changi MRT station may be the most popular. Below are in order of expected popularity, with the earliest cited as most popular.

Bishan (Maybe Plus)

The sizeable project, which will offer more than 1,000 new flats, could provide applicants with a higher chance of securing a unit here compared to applying for smaller BTO projects. Demand may be robust given the project’s proximity to a number of popular schools like Catholic High School and Ai Tong School. Future residents here will enjoy convenient access to amenities nearby such as Junction 8 shopping mall, Bishan Park, and Thomson Plaza.

Furthermore, the limited supply of new flats in the area could support demand. Buyers seeking a home in the region, such as Upper Thomson, Bishan, Ang Mo Kio, Marymount, or Lentor would have to pay much more for a resale flat or private property. As such, this BTO project could appeal to eligible buyers looking for affordable housing options within this established residential area.

Nevertheless, there are certain drawbacks, such as the lack of a completed MRT station close by. Its location near industrial buildings and heavy vehicle parking, as well as the busy Marymount Road, could result in residents having to face noise, dust and traffic congestion.

Bounded by Upper Changi Road East and Simei Road, this Tampines site comprises 460 units, from 2-room flexi to 5-room units. It is situated between Upper Changi MRT station and Expo MRT station on the Downtown Line (DTL), providing future residents with good connectivity to other parts of Singapore. The 5-room flats offered in Tampines will be especially popular, as it is in a mature estate and supply of new 5-room flats have been scarce.

As it is near Simei Symphony, launched in July 2025 as Standard flats, we anticipate that this site will similarly be classified as Standard. Following the healthy application rate of 8.9 for 4-room flats at Simei Symphony, we can expect strong interest in this project as well, especially given the low number of units (460). The project’s proximity to Changi Business Park and Tampines Central is a significant draw, as it offers easy access to workplaces in those areas, making it an attractive option for those who may be working in these locations.

However, given that there have already been three BTO launches in Tampines since July 2025, overall demand could be slightly tempered when compared to the previous launches.

The second Tampines site is predominantly Community Care Apartments (CCAs). The project comprises 90 4-room units and 240 CCA, located along Tampines Street 11 and between the Tampines MRT station and Simei MRT station. The site is close to several amenities including Tampines Mall, Eastpoint Mall and park connectors.

The project will also be near a new medical centre and community club which will be convenient for seniors. Therefore, this project may appeal to families who wish to stay together with their elderly parents.

With 240 of the 330 units designated as CCAs, demand is likely to come largely from seniors. As the first batch of CCAs to be offered in Tampines, the project could attract considerable interest from older residents in the area who are looking to right-size from their existing HDB flats and use the proceeds for retirement.

Toa Payoh (may be Prime)

This upcoming BTO project is likely to be popular, as it is next to the planned opening of Mount Pleasant MRT station on the Thomson-East Coast Line. It is near a few popular schools like SJI International, CHIJ School, and Raffles’ Girls School. It is also close to a proposed health and medical care centre and the massive sports and community complex at Toa Payoh.

Nevertheless, drawbacks include that the site is further west from Toa Payoh Central, which may mean poorer access to amenities in Toa Payoh Central. It is also situated beside the expressway, which could result in residents having to face constant  noise and dust.

The most recent BTO launches in the area include Kim Keat Crest (Plus) in February 2026, Mount Pleasant Crest (Prime) in October 2025 and Toa Payoh Ascent (Prime) in July 2025. Toa Payoh Ascent achieved a high application rate of 8.5 for 4-room flats. However the most recent launch in Toa Payoh, Kim Keat Crest, only received 1,065 applicants for the 787 4-room units, yielding an application rate of 1.4, which is relatively low when compared with previous years. Given that over 3,000 BTO units have already been launched in Toa Payoh since July 2025, demand may not be as strong as the past projects.

Tengah (Maybe Standard)

This is considered a new precinct within the Tengah estate, which may attract buyers looking for fresh sites within this estate and amenities that are closer to the Choa Chu Kang area.  The site is located near Tengah Boulevard and Brickland Road, and is also within proximity to the future Brickland MRT station, offering connectivity to various parts of the island.

The project will feature a preschool, which will be convenient for young families. Nature lovers will also be attracted to the surrounding green spaces, including parks and forest corridors. The site is also close to  upcoming healthcare amenities and schools, such as St. Anthony’s Primary School and Dunearn Secondary School, which may appeal to families.
